Asphalt shingle
The default across the Treasure Valley for good reason: strong cost-to-performance, wide
color range, straightforward repairs, and every roofer can work on it. Architectural
shingles substantially outperform old three-tab in wind, which matters here.
Trade-off: shortest service life of the steep-slope options, and Idaho's
heat cycling is hard on it. Ventilation quality has a bigger effect on how long an asphalt
roof lasts than almost anything else.
Good fit for: most Treasure Valley homes, subdivisions, HOA neighborhoods, rentals and flips.
Metal
The right answer more often than people expect in Idaho. Sheds snow rather than holding it,
resists wind well, carries excellent fire ratings for foothill properties, and lasts
decades longer than asphalt. Standing seam hides its fasteners, which is where exposed-fastener
panels eventually fail.
Trade-off: highest upfront cost, and it demands a competent installer.
A badly installed metal roof is a worse outcome than a well-installed asphalt one.
Snow retention needs designing where the roof sheds over a walkway or entry.
Good fit for: McCall and Donnelly, foothill homes, steep pitches, long-term owners, agricultural buildings.
Tile
Concrete and clay tile last a very long time and look right on the architectural styles
they suit. Individual tiles are replaceable without redoing the roof.
Trade-off: heavy, so the structure has to be rated for it. Tiles break
under foot traffic, which makes any work above, satellite, solar, HVAC, a
risk. The underlayment beneath tile usually fails long before the tile does, so a tile
roof still needs attention at that point.
Good fit for: Mediterranean and Southwest styles, existing tile homes, custom builds designed for the load.
Synthetic
Engineered composite made to look like slate or shake without the weight or the fire risk.
Impact resistance is generally strong, which matters in hail country, and some carriers
recognize that.
Trade-off: a newer category, so real-world track records are shorter
than tile or metal. Product quality varies a lot between manufacturers. Cost sits between
asphalt and metal.
Good fit for: homeowners who want slate or shake appearance without the structural or fire trade-offs.
Wood shake
Nothing else looks like it, and on the right home it is the correct choice aesthetically.
It weathers to a color no manufactured product reproduces.
Trade-off: the highest-maintenance option, and fire rating is a serious
consideration for foothill and wildland-interface properties. Some HOAs and some insurers
restrict it outright. Check both before committing.
Good fit for: existing shake homes, mountain architecture, properties where appearance is the priority and maintenance is accepted.
TPO and EPDM
The flat and low-slope systems. TPO is a white reflective membrane that reduces cooling
load, which is worth real money on a big Treasure Valley building in July. EPDM is black
rubber, proven over decades, and generally easier to repair.
Trade-off: low-slope roofs live and die on drainage and detail work at
penetrations and seams. Standing water is what kills them. Installation quality matters
more here than on any steep-slope system.
Good fit for: commercial buildings, warehouses, retail, modern flat-roof homes, low-slope additions and porches.
