What a real replacement includes
Complete tear-off, not a layover
Roofing over an existing layer is faster and cheaper, and it hides everything underneath. You cannot inspect decking you never uncovered, you add weight to the structure, and the new shingles sit on an uneven surface which shortens their life. We tear off.
The decking gets inspected board by board
This is where roofing bills often go wrong. No one can tell you the condition of the wood under your roof until the old roofing is off. So here is how we handle it: your estimate states the per-sheet cost for decking replacement before you sign. If we find bad sheets, we photograph them, show you, and you approve the additional cost. No board appears on your invoice that you did not see a picture of first.
Underlayment and ice-and-water membrane
The layer between your decking and your shingles is your second line of defense, and it is where corners get cut invisibly. Ice-and-water membrane goes at the eaves, in the valleys, and around penetrations, the places where water actually gets in. In McCall and Donnelly that coverage extends considerably further up the slope.
Ventilation, which most replacements ignore
A roof needs to breathe: intake at the soffit, exhaust at the ridge, balanced. Get it wrong and the attic cooks the underside of your new roof all summer and grows ice dams all winter. Homeowners replace shingles, never fix the ventilation, and then wonder why the new roof aged as fast as the old one. We assess it as part of the scope.
Flashing gets replaced, not reused
Reusing old flashing on a new roof is common and it is a false economy. If the metal is corroded, bent, or was undersized to begin with, putting a new roof over it guarantees you a leak in a few years at the exact spot that is hardest to fix.
Your property gets protected
Landscaping, walkways, AC units and vehicles are tarped and protected before tear-off. Debris goes into a dumpster on site rather than into your yard. A magnet sweep runs across the yard, driveway and beds before we leave. Find a nail after we go and we come back and sweep it again.

Timeline, realistically
Most standard residential asphalt roofs are one to two days once we start. Steeper pitches, larger homes, metal systems and complex roof lines run longer.
Weather is the wildcard. We only open as much roof as we can dry in the same day. If a job has to move, you hear it from us in advance rather than finding out because nobody showed up.

Two separate warranties. The manufacturer covers the materials. Our workmanship warranty covers the installation, in 2-year and 5-year terms, printed on your estimate before you sign.

Anyone quoting you a number before seeing the roof is guessing. Cost is driven by square footage, pitch, number of existing layers, decking condition, penetrations and valleys, and the material you choose. Asphalt and standing-seam metal sit in genuinely different price ranges.

No. It is loud, so people with young children, pets, or a work-from-home setup sometimes choose to be out during tear-off. We will tell you which day is the loud one.
It goes into a dumpster on site and leaves with us. It does not sit in your driveway for a week after the crew finishes.
Sometimes, depending on temperature and conditions. Asphalt shingles need enough warmth to seal properly, and there are limits. We will tell you if waiting for better weather will produce a better roof, rather than taking the job and hoping.
It depends on the system and, more than most people realize, on ventilation and installation quality. Manufacturer ratings assume proper installation and a properly ventilated attic. A well-installed roof on a well-vented attic will outlast a premium product installed poorly, every time.
