Commercial and multi-family roofing in Idaho

TPO and EPDM systems for HOAs, apartments, retail and warehouse properties. You get scheduling you can plan around, and a photo record that stays useful after a management change.

What commercial work looks like here

Low-slope and flat roofs fail differently than residential. They rarely fail from age alone. They fail at drains, at seams, at penetrations, and anywhere water sits long enough to find a weakness. Which means the fix is usually about detail work and drainage rather than replacing everything.

TPO and EPDM systems

TPO is the white reflective membrane. On a large Treasure Valley building it reduces cooling load through a valley summer, and that shows up on the utility bill. EPDM is black rubber, proven over decades, and generally the easier system to repair in place.

Which one belongs on your building depends on the deck, the existing system, the roof traffic, the equipment sitting on it, and what you need out of it. We install both, so the recommendation is not predetermined.

Documentation you can put in a file

If you manage property, you already know the problem: something leaks, a vendor comes out, it stops leaking, and six months later nobody can tell you what was actually done or whether it is under warranty. Every commercial job we do produces a photo record and a written scope. Ownership changes, managers change, the file stays useful.

Maintenance programs

The single highest-return thing a property manager can do with a low-slope roof is have it inspected on a schedule rather than after a tenant calls. Drains get cleared, seams get checked, penetrations get resealed before they become interior damage and a tenant claim.

Scheduling around a working building

Tenants have to operate. Retail has hours. Warehouses have deliveries. We schedule around the building's reality rather than expecting the building to schedule around us, including after-hours and weekend work where that is what the situation calls for.

Buildings we work on

  • Office and professional buildings
  • Retail and restaurant
  • Warehouse and light industrial
  • Multi-family and apartment communities
  • HOA-managed common structures
  • Agricultural and outbuildings
  • Churches and community buildings

Who we work with

Property managers, commercial owners, general contractors, HOA boards, facility managers, and real estate professionals who need a roof assessed before a transaction closes.

If you need a roofer you can hand a building to and not think about again, that is the relationship we want.

Roof asset reports

For portfolios: condition assessment, remaining service life estimate, and a prioritized repair-versus-replace recommendation per building, so capital planning is based on evidence rather than whichever roof complained loudest this year.

Why these jobs are different

A complex like this is not one roof, it is a long run of connected roof planes over units people are living in. That changes everything about how the work gets sequenced.

  • Tear-off staged so no unit is ever left open to weather overnight
  • Residents notified before crews arrive at their building
  • Parking and walkway protection planned around actual daily use
  • Debris control on a site with cars, kids and foot traffic
  • Documentation per building, so the file stays useful when management changes
