Yes, and they need a different approach. Older decking is often skip-sheathing or plank rather than modern plywood, and that affects fastening, underlayment, and sometimes whether a particular material can be used at all. We will tell you what your structure will and will not support.
We can supply the product specifications, color samples and documentation your HOA architectural committee needs. Submitting it and getting approval is yours to do, since HOAs deal with the homeowner of record.
Yes. A periodic inspection and maintenance check is the cheapest roofing money you will ever spend. Best time is late summer or early fall, before winter tests everything.
