Low-slope and flat roofs fail differently than residential. They rarely fail from age alone. They fail at drains, at seams, at penetrations, and anywhere water sits long enough to find a weakness. Which means the fix is usually about detail work and drainage rather than replacing everything.
TPO and EPDM systems
TPO is the white reflective membrane. On a large Treasure Valley building it reduces cooling load through a valley summer, and that shows up on the utility bill. EPDM is black rubber, proven over decades, and generally the easier system to repair in place.
Which one belongs on your building depends on the deck, the existing system, the roof traffic, the equipment sitting on it, and what you need out of it. We install both, so the recommendation is not predetermined.
