What a roof replacement actually costs in Boise in 2026

Replacement costs on a Treasure Valley home vary more than most homeowners expect, and the reason is the houses themselves: a simple gable ranch in West Boise and a steep, cut-up custom home in the foothills are not the same job, even at the same square footage. The factors below are what actually move the number on your estimate.

1. Size and pitch

Roofers price by the square, which is 100 square feet of roof surface. Pitch matters as much as area. A steep roof is slower, needs more safety setup, and wastes more material at cuts.

2. How many layers come off

Boise's older neighborhoods, the North End and the Bench especially, often carry two or even three layers of old roofing. Every layer is labor and disposal weight, and it hides the deck condition until tear-off.

3. Decking condition

6. Ventilation correction

Treasure Valley attics are frequently vented to the bare code minimum. Fixing that during a replacement adds a little cost and adds years to the new roof. Skipping it is why some 30-year shingles die at 18.

How to compare bids without getting burned

Require an itemized estimate: tear-off, underlayment, ice and water barrier locations, flashing replacement, ventilation, decking price per sheet, and warranty terms in writing. If a bid is one number on one page, that number will change later. Compare line by line, not bottom line by bottom line.
